SITE CONSTRAINTS

There are a number of challenging constraints on the site which need to be taken into account when designing any new development, namely:

The site lies at the bottom of  Caterham Valley and its ground  levels vary considerably. There are level changes of up to six metres vertically across parts of the site.

Another feature of being in the Valley bottom is that there is an existing surface water flood issue and any design solution must mitigate this flood risk.

St John’s Church is a Grade II Listed building and Soper Hall is  considered to be a local heritage  asset, so any development must consider these buildings carefully.

The supermarket is let on a long lease and so we would need to provide continuity of trade for Morrisons throughout any construction period.
